Step 2 – On-Site Inspection & Assessment

Our IICRC-certified lead identifies the water source, locates the main shut-off valve when applicable to stop ongoing flow, maps moisture, and determines whether the water is clean, grey, or black along with the class under S500. During flooding, we also shut off electricity when safety requires it. An initial scope and report is delivered within about four hours of arrival.

Step 3 – Water Removal & Mitigation

Extraction, demolition, antimicrobial

Standing water is extracted with truck-mounted and portable equipment, including high-powered pumps and industrial-grade vacuums to remove standing water, and extraction begins as soon as possible to minimize long-term damage. Non-salvageable porous materials are removed and disposed of per S500 protocol, salvageable contents and belongings are packed out and inventoried, valuables are relocated to a dry area, and antimicrobial is applied. Every action is photographed and time-stamped.

Step 4 – Drying & Dehumidification

We deploy commercial air movers, dehumidifiers, and HEPA air scrubbers with the latest tools against a drying plan built on psychrometric calculations, because drying and dehumidification remove trapped moisture from floors, walls, and affected materials is critical to help prevent severe structural damage and toxic mold growth. Moisture, temperature, and relative humidity are logged daily with specialized equipment and cutting edge technology that monitors humidity and moisture levels throughout drying until readings meet the dry standard and underlying issues are resolved.

Step 5 – Cleaning & Restoration

All surfaces, fixtures, and finishes are cleaned, sanitized, and deodorized according to the water category involved, including sewage cleanup where needed, because inadequate disinfection can lead to health issues from lingering bacteria. In cases where the water reached the air-handling system, we clean HVAC ductwork. The space is returned ready for reconstruction or reoccupancy.

Step 6 – Final Documentation & Sign-Off

The file closes clean

Final clearance readings, the before, during, and after photo set, the scope of work, and the Xactimate estimate go to the property representative and carrier, documenting the final scope from minor cosmetic repairs to major structural reconstruction and the goal of returning the property to pre-loss condition. A signed Certificate of Satisfaction closes the file so it looks like the damage never happened.
